1. The parties and scope
These terms apply to direct accommodation bookings made with PROSPERA ASSETS SL, trading as PDG15 (“PDG15”, “we”), NIF/CIF B-26625939, with registered office at C/. The guest making the booking confirms that they are at least 18, have authority to accept these terms for everyone included, and will provide accurate booking information.
2. Booking and confirmation
Dates and prices shown before confirmation are not held until the booking process states otherwise. A binding booking is formed when [describe the exact event: payment/authorisation plus PDG15 confirmation email]. The confirmation identifies the accommodation, dates, guests, price and rate-specific conditions.
Bookings made through another platform are also subject to that platform’s terms. If terms conflict, [state priority after legal review].
3. Prices, tax and payment
The final checkout screen will show the total accommodation price and mandatory charges before the guest places the order. Barcelona visitor tax is [included / excluded and collected when/how] at the rate legally applicable to the stay.

4. Cancellation, changes and refunds

Accommodation booked for specific dates is excluded from the general 14-day consumer withdrawal right. This does not remove any right to cancel under the selected rate or mandatory law.
5. Arrival, departure and access

- Guest identity and statutory traveller information must be supplied as legally required.

6. Occupancy and house rules
Only confirmed guests may stay, up to the apartment’s stated limit. The booking guest is responsible for their party and visitors. Apartment-specific rules shown before booking and in the property form part of these terms.

PDG15 may refuse access or end a stay where there is serious or repeated breach, unlawful activity, danger, material disturbance or excess occupancy, subject to applicable law. Any financial consequence must be proportionate and legally permitted.
7. Damage, cleaning and guest responsibility
Guests must take reasonable care of the accommodation and promptly report damage or safety issues. Charges may cover evidenced, reasonable loss caused by the guest beyond ordinary wear. Process and dispute route: [Evidence, notification, payment-provider process and time limit].
8. PDG15’s responsibilities
PDG15 will provide the confirmed accommodation and services with reasonable care and in accordance with mandatory consumer and tourism law. Nothing in these terms excludes liability that cannot legally be excluded.
If an event outside reasonable control materially affects a stay, PDG15 will contact the guest and take reasonable steps to reduce disruption. Remedies depend on the circumstances and mandatory law.
9. Personal data
Booking and guest information is handled as explained in the Privacy Policy, including information required for statutory traveller registration.
10. Complaints
Contact marcel@pdg15.com as soon as possible so PDG15 can investigate. Written complaints should include the booking reference, relevant dates and requested resolution. PDG15 aims to acknowledge within [time] and provide a substantive response within [time, no longer than any statutory limit].
Official Catalan complaint/claim/denunciation forms are available at the establishment. Consumer information is available from the Catalan Consumer Agency. 11. Law and courts
